Background to the Job
The property is one of the most prominent buildings on the approach to picturesque Gweek. Summit was contacted by Mr Birchett shortly after the house was purchased, because the surveyor had highlighted that roof coverings would need replacement. A site visit, arranged to suit the clients’ schedules, established that the chimney structures also needed to be replaced. Summit works closely with chimney specialist SW Trowels Ltd; this enabled the chimney works to be carried out as part of one complete project.

After the initial site visit, an email quote was supplied. Various queries were answered and SW Trowels carried out further visits to discuss chimney construction, detail and timings. Site workers needed access to the roof space in the client’s absence; as a result, they were responsible for keys and locked and alarmed the property diligently throughout the project. The finished project successfully met a strict client deadline.

The old slates had a spray foam covering the underside, which can make for a difficult removable, but they were swiftly lifted away. Next, coverings were removed, which revealed timber degradation and the need for new fascia, gutters and soffit boards. Costings were supplied for both elements and the work was carried out alongside the main contracted works.
After removing the old slates and coverings, new breathable felt and 50mm x 25mm treated battens were installed, to bring the roof back to a watertight condition.
The old chimney structures were removed and rebuilt by SW Trowels. Summit welded a lead tray detail during construction, to provide appropriate weatherproofing.

The completed roof, with its new 500mm x 250mm Spanish Lugo slate installed with a marine-grade stainless steel hook. Clay ridge and hip tiles were laid with a cement mortar.
